How much will you pay for my land?

Less than full retail — that is how we make money, and we would rather say so than dance around it. We look at what comparable parcels are actually listed and selling for, subtract what it will take us to resell it, and offer the number that is left. Depending on the market and the parcel that usually lands somewhere between 40% and 80% of retail. If you have the time and patience to list with an agent and wait, you will likely net more. What we offer is speed, certainty and no fees.
Are there any fees or commissions?

None. No commission, no listing fee, no application fee, no closing costs to you. We pay standard closing costs. We will never ask you to send us money for any reason. If someone claiming to be us asks you to wire funds, call us immediately at (404) 996-9723.
How long does it take?

We normally give you a number within one business day of getting the parcel details. Closing is typically two to four weeks after you sign, which is mostly the title company running the title search. If you need longer — to sort out an estate, or to wait on a tax year — we can usually work with that.
Do I have to pay to have my land appraised or surveyed?

No. We do our own research at our cost. If a survey turns out to be necessary for closing, that is handled as a closing cost, not something you pay out of pocket.
What if I owe back taxes, liens, or POA dues?

That is common and it is usually fine. Those balances are paid out of the sale proceeds at closing by the title company, not by you in advance. Tell us about them up front so the number we quote already accounts for them — surprises found late are what kill deals.
What does it mean that you might assign the contract?

Our purchase agreement lets us transfer our position to another buyer, usually a builder, before closing. That is how most of our transactions complete. We put that in writing in the contract, before you sign it. Your price does not change if we assign, and whoever closes is bound by the same terms you agreed to.
Are you a real estate agent?

No. We are a principal buyer — we are on the other side of the transaction from you, not representing you. We are not a licensed brokerage, we do not list property for other people, and we do not charge you a commission. If your parcel is worth more than we can pay, we will tell you to list it with a local agent instead.
I have never seen the property. Is that a problem?

Not at all. A large share of the land we buy belongs to someone who inherited it or bought it decades ago and has never stood on it. We do the research. You do not need to visit, clean it up, or do anything to it.
Do I have to come to the closing?

Almost never. Most closings are handled remotely — the title company sends documents for you to sign with a notary near you, or by remote online notarization where the state allows it. Funds come to you by wire or check.
Will I owe taxes on the sale?

Possibly, depending on what you paid for it, how long you held it, and your own situation. We are not accountants and we will not pretend otherwise — ask your CPA before you sign anything.
How did you get my information?

From public records. County assessor and recorder offices publish property ownership and mailing addresses, and licensed data providers compile them. Will you text me?

What if I just want to know what it is worth?

Ask. We will tell you what we think it is worth and what we could pay, and those are two different numbers. There is no obligation and we will not hound you afterward.
