Services
Coherence Land LLC does two things: we buy vacant land from owners, and we supply that land to builders and developers.
For landowners — we buy your vacant land
We make direct cash offers on vacant residential lots and small acreage. There is no listing, no showing, no repairs, no commission and no fee of any kind to you.
What we buy
- Vacant residential lots in platted subdivisions
- Small acreage, roughly a quarter acre up to about ten acres
- Infill lots in and around growing towns and cities
- Land held for years with no development plans
- Inherited land, and land where the owner lives out of state
- Parcels with back taxes, liens, or unpaid POA or HOA dues
What happens after you contact us
- 1.We confirm the parcel and pull comparable land sales, access, zoning and flood status.
- 2.We give you a specific number, usually within one business day.
- 3.If you accept, we send a written purchase agreement stating the price, the closing window, and our right to assign the contract.
- 4.A licensed title company runs the search, prepares the deed and closes. You are paid by wire or check.
For builders and developers — off-market lots
We source lots that are not listed anywhere. Give us your buy box and we will only bring you parcels that fit it.
What we need from you
- The submarkets, counties or zip codes you build in
- Lot size range and any utility, access or zoning requirements
- The most you will pay per lot or per acre
- How many you can take in a month
How we work with you
There is no cost to you and no retainer. We send one parcel at a time with an asking price, the parcel number and the closing timeline — enough to evaluate in five minutes. If it does not pencil, tell us and we will keep looking. You only pay when you close on a parcel you chose to buy.
We typically deliver by assigning our purchase contract to you, or by closing back to back through the title company, whichever you prefer.

We are not a real estate brokerage and we do not list property for other people. We do not charge sellers any fee. We do not provide legal, tax or investment advice — for those questions, talk to your attorney or CPA.
