Terms of Service

Coherence Land LLC is a GA limited liability company that purchases vacant land for its own account and resells it to builders, developers and investors.

We are not a licensed real estate brokerage and we do not represent you. We do not list property on your behalf, we do not act as your agent, and we do not charge sellers a commission or fee. We are a principal — a buyer on the other side of the transaction from you.

Any price we discuss by phone, text, email or mail is an expression of interest, not a binding offer. Neither party is obligated until both have signed a written purchase agreement. Numbers quoted before we complete our research are estimates and may change once we review title, access, zoning or flood status.

Our purchase agreements permit us to assign the contract to a third party, which is how most of our transactions are completed. This means the party who ultimately takes title may not be Coherence Land LLC.

We disclose our intent to assign, in writing, to every seller before they sign. Your agreed price does not change if we assign the contract. The buyer who closes is bound by the same terms you signed.

We never ask a seller for money. There are no application fees, deposits, listing fees or commissions. If anyone claiming to represent us asks you to send money, it is not us — call (404) 996-9723 immediately.

By providing your phone number you agree that we may contact you about your property. Text messages are sent only with your express consent, obtained on this website or directly from you.

Message frequency varies. Message and data rates may apply. Reply STOP to unsubscribe or HELP for help. Carriers are not liable for delayed or undelivered messages. Consent to receive text messages is not a condition of any purchase or of receiving an offer from us.

To the fullest extent permitted by law, Coherence Land LLC is not liable for indirect, incidental, special or consequential damages arising from your use of this website. Our total liability arising from your use of this website will not exceed one hundred dollars. Nothing here limits liability that cannot be limited by law.

These terms are governed by the laws of the State of GA, without regard to conflict-of-law rules. Transactions involving a specific property are governed by the law of the state where that property is located.

We may update these terms. The date at the top reflects the current version, and continued use of the site after a change means you accept it.
